There is no doubt that home prices have reached 2006 levels in many markets across the country. However, after more than a decade, home prices should be much higher based on inflation alone.</div>

The housing crisis is finally in the rearview mirror as the real estate market moves down the road to a complete recovery. Home values are up, home sales are up, and distressed sales (foreclosures & short sales) are at their lowest mark in over 8 years.<span id="more-34521"></span> This has been, and will continue to be, a great year for real estate.<br />

According to the <em>National Association of Realtors (NAR),</em> buyer traffic and demand continues to be the strongest it has been in years. The supply of homes for sale has not kept up with this demand and has driven prices up in many areas as buyers compete for their dream home.<br />
Traditionally, the winter months create a natural slowdown in the market. Jonathan Smoke, <em>Chief Economist at realtor.com,</em> points to <a href="http://www.simplifyingthemarket.com/en/2016/11/10/the-truth-about-housing-affordability/?a=30882-2969c9db3803f6078532edbb894b29b4"><span style="color: #29a9ff;">low interest rates</span></a> as one of the many reasons why buyers are still out in force looking for a home of their own.<br />

<em>NAR’s Chief Economist,</em> Lawrence Yun, points out that the inventory shortage we are currently experiencing isn’t a new challenge by any means:<br />

<em>“Inventory has been extremely tight all year and is unlikely to improve now that the seasonal decline in listings is about to kick in. Unfortunately, there won’t be much relief from new home construction, which continues to be grossly inadequate in relation to demand.”</em></blockquote>

However, we want to look at several of the financial advantages of homeownership in today’s post.<br />

<strong>1. Buying is Cheaper Than Renting</strong></h4>
The results of the latest <a href="https://www.trulia.com/blog/trends/rent-vs-buy-oct-2016/" target="_blank" title="Rent vs. Buy Report"><em>Rent vs. Buy Report</em></a> from <em>Trulia</em> show that homeownership remains cheaper than renting with a traditional 30-year fixed rate mortgage in the 100 largest metro areas in the United States. The report reveals that:<br />

<em>“Interest rates have remained low, and even though home prices have appreciated around the country, they haven’t greatly outpaced rental appreciation…Nationally, rates would have to reach 9.1% for renting to be cheaper than buying. Rates haven’t been that high since January of 1995, according to Freddie Mac.”</em></blockquote>

<strong>2. Homeownership “Forces” You to Save</strong></h4>
According to <a href="http://www.savingadvice.com/articles/2016/07/28/1042382_real-estate-the-ultimate-forced-savings-plan.html" target="_blank" title="SavingAdvice.com"><em>SavingAdvice.com</em></a>, homeownership is a great way to save. Their advice is quite simple:<br />

<strong>3. Homeownership Offers Several Tax Deductions</strong></h4>
According to the <em>Tax Policy Center</em>’s <a href="http://www.taxpolicycenter.org/briefing-book/what-are-tax-benefits-homeownership" target="_blank" title="Briefing Book"><em>Briefing Book</em></a> <em>-“A citizen's guide to the fascinating (though often complex) elements of the federal Tax System”</em> - there are several tax advantages to homeownership. Here are three:<br />
<ol>
<li>Homeowners who itemize deductions may reduce their taxable income by deducting any interest paid on a home mortgage.</li>
<li>Homeowners who itemize deductions may also reduce their taxable income by deducting property taxes they pay on their homes.</li>
<li>Taxpayers who sell assets must generally pay capital gains tax on any profits made on the sale.</li>
</ol>

<strong>4. Experts Expect Home Price Appreciation to Continue</strong></h4>
Every quarter, <em>Pulsenomics</em> surveys a nationwide panel of over one hundred economists, real estate experts, and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.<br />
Over the next five years, home prices are expected to appreciate 3.22% per year on average and to grow by 17.3% cumulatively, according to <em>Pulsenomics</em>’ most recent <a href="https://www.pulsenomics.com/Q1_2017_HPE_Survey.php" target="_blank" title="Home Price Expectation Survey"><em>Home Price Expectation Survey</em></a><em>.</em><br />

<strong>Bottom Line</strong></h3>
Some are afraid that home values may have already peaked. However, we believe that purchasing a home now will prove to be a sound financial decision for years to come. As Warren Buffet said, <em>“When others are greedy, be fearful. When others are fearful, be greedy.”</em></div>

That is the average number of homes that sell each and every day in this country, according to the?<em>National Association of Realtors’ (NAR) </em><a href="https://www.nar.realtor/news-releases/2017/03/existing-home-sales-stumble-in-february" target="_blank" title="?latest?Existing Home Sales Report">?latest?Existing Home Sales Report</a>. NAR reported that sales are at an annual rate of 5.48 million. Divide that number by 365 (days in a year) and we can see that, on average, over 15,014 homes sell every day.<br />

Equity is slowly increasing again. Nothing like the 20-25% felt in many areas of southern California in 2013. It seems as if 2014 and 2015 are in a normal range of increase, 4-5%. There are still not enough homes for buyers.
